Is flood insurance really cheaper inside Miami-Dade's flood zone?
The NFIP flood policy median (federal flood only) is shown in the county table with policy counts. It covers single-family policies effective June 2026 from OpenFEMA. Current flood zones determine the splits; groups below 30 policies are hidden. Individual quotes vary.
The current mapped flood-zone splits exclude records with missing or unclassified zones. See the table for the policy count supporting each median.
Policy cost is FEMA's total, including the reserve fund assessment, federal policy fee and HFIAA surcharge. Mobile homes are not in the single-family group.
A zone median does not predict the price for your home. Individual NFIP and private flood prices vary, and private flood isn't in this data.

What Florida home and auto rules matter for Miami-Dade residents?
Miami-Dade follows statewide Florida rules. Every vehicle with a current Florida registration needs at least $10,000 PIP and $10,000 PDL, even if it isn't driven, and taxis need far more. Home insurers must offer specific hurricane deductible options before issuing a residential policy.
Taxis must carry bodily injury liability of $125,000 per person and $250,000 per occurrence, plus $50,000 PDL.
Surrender your plate before cancelling auto insurance.
Hurricane deductible options are $500, 2%, 5% and 10% of dwelling limits. For dwelling limits of $1 million to under $3 million, a 3% option may replace 2%. Bright Coast's hurricane deductible guide has the details.

Quick answers
What does flood insurance cost outside the flood zone in Miami-Dade?
The NFIP flood policy median (federal flood only) is shown in the county table with policy counts. It covers single-family policies effective June 2026 from OpenFEMA. Current flood zones determine the splits; groups below 30 policies are hidden. Individual quotes vary.
Does Miami Beach get a better flood discount than Miami?
Yes, inside the SFHA. Miami Beach is CRS Class 5, with a 25% NFIP discount inside the SFHA and 10% outside. The City of Miami is Class 6, at 20% inside and 10% outside. Outside the SFHA, the discount is the same in both cities.
Can I buy flood insurance right before a hurricane?
You can apply, but a new NFIP policy doesn't take effect right away. The standard waiting period is 30 days from application and payment, per FEMA. The same wait applies to endorsements that increase coverage.
