What do the Florida county pages show?

Each county page shows NFIP penetration rates and Community Rating System discounts from OpenFEMA. For Lee, Collier and Miami-Dade, it also shows the median NFIP policy cost for single-family homes, policies effective June 2026. Charlotte, Hendry, Broward and Monroe pages show penetration and CRS data only.

Penetration figures are as of 2026-08-03. CRS data comes from the Community Status Book, refreshed 2026-10-22 or 2026-08-25 depending on the county.

Medians are public data, not quotes. Private flood and individual prices vary.

How do I read penetration rates and CRS classes?

Penetration is the share of residential structures with an NFIP contract in force; a CRS class sets your community's NFIP premium discount. For example, Monroe County's penetration was 58.2% as of 2026-08-03, and its CRS class 3 brings 35% off inside the SFHA and 10% outside.

Penetration varies widely: 4.4% in Hendry County, 19.2% in Broward County and 32.0% in Charlotte County.

CRS discounts differ inside and outside the Special Flood Hazard Area, and by city. In Broward County, Pembroke Pines and Dania Beach are class 5, while the county is class 6.

Some communities show no CRS discount in the data.

Quick answers

Why is Collier County's SFHA penetration rate missing?

Because OpenFEMA's figures for it don't add up. The data lists 152 SFHA structures in Collier County but 38,559 SFHA contracts, producing a rate that can't be right. We show Collier's overall penetration rate of 29.5%, as of 2026-08-03, and leave the SFHA rate out.

Does a low penetration rate mean a Florida county is low risk?

No, it only shows how many residential structures have an NFIP contract in force. Hendry County's rate was 4.4% as of 2026-08-03, but it was 34.0% inside the SFHA. The rate doesn't measure flood risk, and it doesn't count private flood policies.
