Do I need flood insurance if I'm not in a flood zone?
It's your decision, but plenty of Floridians outside high-risk zones buy it. In OpenFEMA data as of 2026-08-03, 18.1% of Lee County's NFIP contracts and 25.1% of Collier County's were on properties outside the Special Flood Hazard Area. Check your zone with Bright Coast's flood zone lookup.

How long does it take for a new flood policy to start?
A new NFIP policy generally has a 30-day waiting period. FEMA's NFIP policies data dictionary lists a standard 30-day wait from application and payment, and the same applies to endorsements that increase coverage. It makes sense to set up coverage well before you need it.
The clock starts at application and payment, not at the first storm warning.

Quick answers
Does homeowners insurance cover flood damage in Florida?
Don't assume it does; check your policy's exclusions before a storm. An NFIP flood policy has its own 30-day waiting period, so plan ahead.
Is there a waiting period for Florida flood insurance?
Yes, the standard NFIP waiting period is 30 days from application and payment. It also applies when you add an endorsement that increases your coverage, according to FEMA's NFIP policies data dictionary.
